Tavistock Farms is a community of single family homes and townhomes in southeast Leesburg. Built around an 1800s farm house and Cool Spring Elementary, the neighborhood features miles of sidewalks and walking trails as well as a private community pool, playground and tennis courts.
The community, at the top of Battlefield Drive, looks over southeast Leesburg, with easy access to major routes, community athletic fields and shopping. From Tavistock Farm’s main entrance, it’s just minutes to downtown Leesburg, the Dulles Greenway, the Leesburg Park and Ride lot, and the Village at Leesburg. Wegmans, Giant, Walgreens and dozens of dining options are within 2 miles. Leesburg Corner Outlets, Bolen Park, Loudoun Sports Park, Evergreen Sportsplex and the W&OD trail are also nearby.
Single family homes in Tavistock Farms range in size between 2500-3500 square feet with 2 car garages. Because the community is built on a hill, many homes have English basements with large windows and walk out doors, and homes on the ridgeline offer views of Leesburg and the surrounding area. Nearly all of the homes have finished basements. The typical lot size is .27 acres with many homes backing up to walking trails, woods or open green land. As the homes were built in the early 2000’s many have been remodeled with updated kitchens and baths.
The townhouses range in size of 1100-2700 square feet. They have 3 or 4 levels with a finished basements. Many have garages, decks and fenced in yards. Like the single family homes, many of the townhomes have been updated with remodeled kitchens and bathrooms.
History of the Neighborhood
Tavistock Farms has been an active part of the Leesburg and Loudoun County economy since the early 1800’s. The Myers family owned and farmed the property for almost 100 years, until 1950. The property changed hands several times then was sold to a developer in 1986. That developer went under after just a few home were built and the land was again sold, this time to Arcadia Development in 1994. 305 single-family and 213 town home lots were developed, completing the neighborhood.
Living in Tavistock Farms
Tavistock Farms has always been a popular community for families. In recent years the population has grown to include more couples and single owners. Neighbors are often outside in the evenings and on weekends so it’s easy to make those acquaintances. At the same time, the lot size and arrangement allow for privacy and quiet evenings on your porch, patio or deck.
Block parties, lending a ladder, and borrowing a cup of sugar sound a bit old fashioned but Tavistock Farms is a neighborhood where it’s still common place. Neighbors look out for each other, recommend a good babysitter or a mechanic, and even commute together. Community-wide garage sales, Sunday afternoons on the pool deck, and Halloween night show off the best of this friendly neighborhood. Not many other communities can boast a loop of beautiful nature trails where dog walkers greet morning joggers and kids walk home in packs.
Ammenities and Community
The community features the Farmhouse, available for rental use by residents, a swimming pool, two sets of tennis courts, playground, walking paths, and extensive common areas. Behind the farmhouse and pool is a lake stocked for catch-and-release fishing.
The pool is open from Memorial Day weekend to Labor Day. Tavistock’s swim team, the Tsunamis, competes against other communities in Loudoun during June and July.
Tavistock Farms Community Association is led by a Board of home owners and managed by Property Management People, Inc. Committees manage communications, covenants, facilities, grounds, parking, the pool, community safety and social events for residents. Common areas are maintained by a professional landscaping service. A community website, www. Tavistockfarms.org, and a residents-only Facebook page keep residents informed and connected.
The Somerset apartment complex and the old sales center, at either end of the community, are independently owned and not part of the neighborhood or Association.
Schools and Commuting
Schools for Tavistock
Tavistock Farms has its own elementary school, Cool Spring, within walking distance of all children in the neighborhood. From there, students attend Harper Park Middle School, and Heritage High School. The surrounding area includes several options for daycare, preschool and before- and after-school care. With so many children attending the schools, there is a social aspect of Tavistock Farms, like many other communities in Leesburg, centered around school activities, sports and events.
Commuting from Tavistock
Morning traffic leaving the neighborhood flows well to major routes, including Rt.7, the Greenway, Evergreen Mill Road, Route 15 and Sycolin Road. With the Park and Ride just around the corner, residents enjoy easy access to Rideshare and buses to Tysons, DC, and the Silver Line on Metro.
The Greenway, and Route 267, is a toll road that extends from Leesburg through Herndon, Reston, and Tysons Corner to I-495 which is the Washington Beltway. Although the toll road is not inexpensive, there is seldom major traffic congestion along the route even during peak travel times. Road and exchange improvements, at Route 7 and approaching the Greenway, are planned to improve local traffic flow.
