Housing Market in Woodlea Manor

The spring housing market here in Woodlea Manor continues to be incredibly active with overwhelming evidence of a strong seller’s market.

The absorption rate during this time of year is typically 3 sales a month, but currently there are only 2 active listings.  The result of this imbalance is significant price appreciation.  The low end now appears to be $600,000, although I would caution that a sales price in the high 500s is still possible for homes with original HVAC and roof.

On the high end in Woodlea Manor, we are firmly established in the 700s with the settlement of 1429 Moore at $730,000 and 606 Lasswell at $743,000.

There are 2 homes that will be listed shortly in Woodlea, one on Harle and one on the backside of Meade.  Both at $725,000.  Although the properties show well, neither has the appeal of a wooded, private backyard.  If they attract buyers at this price point, which I’m confident they will, it will be another great precedence for our neighborhood.

Church Property

There is little news to report regarding the Christ Community Lutheran Church parcel.  Our attorney who is representing the interests of the Woodlea Manor HOA, recently submitted two letters.  One letter was addressed to Mayor Burke and the members of the Leesburg Town Council.  The second letter was addressed to Chairman Phyllis Randall and the members of the Loudoun County Board of Supervisors.

The Association recognizes the Church’s initial plan as permitted by right under the current Loudoun County zoning ordinance for AR-1, which permits churches with seating capacity of less than 300 persons and a day care facility for less than 50 children.  However, the church proposes a much larger facility and towards that end desires the Parcel be annexed into the Town to obtain public water and sewer.

The letter, drafted by attorney Lawerence Schonberger, states in part: The Association is opposed to annexation of the Parcel into the Town as it is contrary to the Rural Policy Area land use and development policies set forth in the Loudoun County General Plan.

HOA News

The  Woodlea Manor HOA recently sponsored a wine tasting at the clubhouse.  Food pairings were provided by our neighbor John Feist who owns the catering company Culinary Delights, and the wine provided by Leesburg Vintner.  The turnout was great so the HOA is looking forward to sponsoring more.

The Woodlea End of School Pool Party is June 9th.  From 5:00 to 7:30 with a DJ, pizza, drinks and ice cream.

Finally, if there was ever any doubt that our neighborhood is undergoing a successful transition, take a look at the Woodlea Watermocs swim club that has over 119 kids registered. This level of participation in a neighborhood club is awesome. 

Thanks to the Woodlea young adults who have volunteered to coach the team this year.  Daniel Malloy, Jamie Malloy, Hannah Young, and Nick Vaka.  They should be great role models for the younger kids. 

And if you visit the pool this summer, we have a great group of neighborhood kids who will be working as life guards.  Hannah Brenneman, Grace Howard, Sydney Vaka, Colby Koenig, Jamie Malloy and Marshal Scott. Be sure to say Hello!!
