Evergreen Meadows | Leesburg, VA

Nestled conveniently between Route 7 and the Dulles toll road is Evergreen Meadows, a 330-home neighborhood made up exclusively of single-family houses. There are a few single-family neighborhoods on the outskirts of Leesburg, but none with quite the same charm and sense of community that Evergreen Meadows has to offer. If you want curb appeal, you’ve got it — not only are the streets of Evergreen Meadows nicely maintained and well-lit, but they’re also teeming with kids riding bikes, families walking dogs, and neighbors chatting with each other on front lawns. This community truly offers the perfect suburban atmosphere.

Homes in Evergreen Meadows

As I mentioned before, you will only find single-family homes in Evergreen Meadows. Built in the early 2000s, these Southern Colonial homes are typically between 2,100 and 4,200 square feet and feature a two-car garage, finished basement, and four or more bedrooms. Two or three full baths are common, with a half bath on the main level amidst the open, spacious layout. Prices are typically in the mid 400s to mid 500s.
Since all homes in Evergreen Meadows are fewer than 20 years old (and some even less than 10), you won’t need to make many necessary updates. The homes sit on lots between .25 and .35 acres, and many have a fenced-in backyard. A safe, grassy common area is located right past some of the homes’ property lines, providing the perfect place for children to play and for neighbors to hold events.
Evergreen Meadows is the perfect place to live if you want to belong to a close-knit community. Neighborhoods events are held frequently, from holiday parties to barbecues. It’s impossible to live here and not make dozens of new friends. Families love living in Evergreen Meadows, ensuring a positive and fun social scene and plenty of playmates for your kids! A home in Evergreen Meadows comes with access to a large community pool staffed by certified residents. Just behind the pool, you’ll find a nicely-landscaped clubhouse with ample parking, clean showers, and comfortable changing rooms. To the right of the pool area, you’ll find four regulation tennis courts available to residents from dawn until dusk. There’s also a large playground and green community space that’s perfect for cookouts or athletic events. These common areas, streets, and community landscaping are well maintained year-round, despite the HOA fee being only $53 per month.

Things to Do

Historic Downtown Leesburg, founded in 1758, provides a quirky, old-time feeling. Tuscarora Mill, Fireworks Pizza, Lightfoot, and many other popular restaurants can be found here. Residents also love browsing some of the smaller and more unique shops like antique stores, used book stores, the Virginia Shop, and various other boutiques. You’ll definitely want to try the blackberry crumble at Mom’s Apple Pie, voted the Best Pie by Southern Living Magazine! Most establishments Downtown are family-owned and operated, making them extremely friendly. It’s a great place to hang out for the day with family or on a date night.
Outdoorsy residents will have a blast in the Leesburg area. Ida Lee Recreation Center is home to an outdoor water park that’s perfect for a hot summer day — plus an indoor pool option for the cloudier days or brisk evenings. Ball’s Bluff, a Civil War battle site right up Route 15, is now a conglomeration of historic hiking trails where visitors can see several historic landmarks. Visit Oatlands Plantation, which hosts many events during the year, or a multitude of golf courses like Westpark, Goose Creek, and Raspberry Falls.
The Loudoun County countryside is spotted with wineries, some of which are within a 10 minutes’ drive. If you’re looking to spend a day on the water, both the Potomac and Shenandoah Rivers are short drives up Route 15.




Loudoun County is home to many commuters, especially those traveling east towards Fairfax County or Washington, DC. There are two main roads used to get there. The Dulles Greenway is rarely very congested and has a higher speed limit, but it does require a toll fee. The other option is Route 7, which sees more traffic in peak rush hour times, but doesn’t cost anything. The two roads run parallel to each other and pass other important landmarks like the Dulles Airport (only about a 15-20 minute drive), the Dulles Mall, and Tyson’s Corner.
Less than a half-mile away is Route 15, which runs north to south and connects residents to places like Maryland or Manassas. Since Evergreen Meadows provides such easy access to major roadways, residents can be sure that their commute will be straightforward, regardless of how far away they need to travel.


Loudoun County is home to many public schools. Students in Evergreen Meadows attend Sycolin Creek Elementary, just a couple of miles down Evergreen Mill Road, the road that serves as the turn-in point for both Evergreen Meadows entrances. Simpson Middle School, also on Evergreen Mill Road, is incredibly close; backyards on the south end of the neighborhood run right up to the school’s athletic fields.
High school students attend Loudoun County High School, the oldest high school in the county. It is located on Dry Mill Road, only a few miles away. School buses are provided for elementary and high school, but as the middle school is less than a mile away, Loudoun County does not provide transportation for Evergreen Meadows residents attending Simpson Middle School. Most middle school students walk to school.
