Kincaid Forest is a community of single family homes and townhomes in southeast Leesburg. Bordering the W&OD Trail and wooded greenspace, the community’s mature trees and extensive pathways lead to Cool Spring Elementary, a private community pool, playgrounds and tennis courts.
The community, across Battlefield Drive from the 29-acre Tuscarora Creek Park, has views of southeast Leesburg and offers easy access to major routes, community athletic fields and shopping.
From Kincaid Boulevard, it’s just minutes to downtown Leesburg, the Dulles Greenway, the Leesburg Park and Ride lot, and the Village at Leesburg. Single family homes in Kincaid Forest are between 2000 and 3600 square feet with 2 car garages, many with large windows and walkout doors in the lowest level. Nearly all of the homes have finished basements and decks or outdoor patios. The typical lot size is an quarter of an acre with homes backing to the W&OD trail, parkland, or woods. As the homes were built in the early 2000’s many have been remodeled with updated kitchens and baths.

Kincaid Forest is a popular community for families. Kids ride bikes to the playground, neighbors walk dogs along the paths, and cul-de-sacs come together for impromptu fire pit happy hours. The proximity to the W&OD trail offers biking and hiking as well as a convenient connection to downtown Leesburg. Saturday swim meets, walking to a friend’s house and borrowing a snow shovel are commonplace and neighborly in Kincaid. The community holds an annual yard sale and hosts an Easter egg hunt each spring.
SCHOOLS AND COMMUTING
Kincaid children walk to bus to Cool Spring, located in the nearby Tavistock Farms neighborhood. From there, students attend Harper Park Middle School, and Heritage High School. The surrounding area includes several options for daycare, preschool and before- and after-school care.
Morning traffic leaving the neighborhood flows well to major routes, including Rt.7, the Greenway, Evergreen Mill Road, Route 15 and Sycolin Road. With the Park and Ride nearby on Sycolin Road, residents enjoy easy access to Rideshare and buses to Tysons, DC, and the Silver Line on Metro.
The Greenway, and Route 267, is a toll road that extends from Leesburg through Herndon, Reston, and Tysons Corner to I-495 which is the Washington Beltway. Although the toll road is not inexpensive, there is seldom major traffic congestion along the route even during peak travel times. Road and exchange improvements, at Route 7 and approaching the Greenway, are planned to improve local traffic flow.
