Broadlands, Modern Natural

Broadlands, another of the eighteen census designated communities sharing Leesburg as county seat, is based on a master plan developed by the award winning  Van Metre Companies.  Covering just over three miles or 1,500 acres, Broadlands has a population of approximately 13,704, according to 2018 US Census Bureau statistics, and is considered “sparse suburban” based on its location and proximity to the Washington, D.C. metropolitan area. Van Metre’s development of Broadlands began in the 1990s on wetlands, an area where a unique ecosystem exists between land, water and sun.

The community was designed to exhibit a modern flair, to encourage active lifestyles and to be in harmony with the natural environment. Today, Broadlands is certified as a Community Wildlife Habitat by the National Wildlife Federation, a designation bestowed on only 25 such properties in the nation. Broadlands is a highly prized, mixed use community of single family homes, townhouses, apartments, schools, and parks all transversed by Stream Valley Park which is part of the countywide trail system.  Residents place a major emphasis on the quality of schools and educational programs and on their very unique relationship with the natural environment.  Reflecting values of family, education and the environment, this diverse community is close knit, vibrant and growing.

The Homes of Broadlands

Broadlands offers one of the three largest concentrations of homes and businesses in eastern Loudoun County.   Broadlands developer, Van Metre Companies, is one of the largest privately owned builders in the Capital Area, and has won numerous awards during their 65 years in the business.  In Broadlands, Van Metre offers a variety of sizes and types of residence options including large, stately single family homes, neighborhoods of attached rowhouses, condos and townhouses.  Many homes, in keeping with the community’s special connection to the environment, back up to open spaces.  More than 85% of homes are owner occupied. The community of homes is managed by Broadlands Association  incorporated in 1995 and consisting of nine resident members.  There are two apartment complexes: Jefferson Arbors Broadland and Van Metre Broadlands Apartments and a new 55Plus active adult condominium community, Signature at Broadlands, which opened recently and offering units starting in the range of $360K.

The Schools

Broadland residents collectively place a high value on schools, stressing quality of education, accessibility to and excellence in education programs for the gifted, in vocational training, alternative and special education,  As a result, the schools in Broadlands are rated among the best in the state of Virginia.  There are three school in Broadlands: Hillside Elementary, Mill Run Elementary and Eagle Ridge Middle School.  After going through the lower grades, all students from the elementary and middle schools attend high school together at Briar Woods.

The Centers

Broadlands Village Center serves the Broadlands community with 3,000 square feet of shops, restaurants, services (including medical) and business offices.  The Broadlands Market Place is another beautifully landscaped retail center offering 122,000 square feet of retail space featuring Harris Teeter, Walgreens, McDonalds, Saffron Indian Restaurant, Virginia Tire and Auto, Blend Coffee Bar and more.

The Location

Broadlands sits midway between Dulles International Airport (a nine mile commute) and Leesburg.  It is close to AOL headquarters and other corporate centers and a 33 mile commute to DC.  A weekday commuter bus service is available from Broadlands Park & Ride to nearby Metro stations.  Later in 2020, the new Metro Silver Line will offer stations in Ashburn for a speedy commute throughout the metro area

Broadland Community

 

The Community HOA

Among the highlights of the Broadlands community are the numerous projects sponsored by the HOA.  These activities that draw the community together with a common cause and outreach efforts include a clothing collection for Women Giving Back, a Truck and Chalk Art Show, a sneaker drive for Keep Loudoun Beautiful, electronics recycling, a community yard sale, the Broadlands Live Concert Series featuring jazz, reggae, pop, motown, soul, R&B, country, and classic rock as well as onsite local food vendors.  The HOA also supports three swimming pools, four sets of tennis courts throughout the community and 23 tot lots.

The Nature Center

The Nature Center is a 5,000 square foot, lodge-style building providing a wide range of environmental projects and learning opportunities for the entire community.  May through October the CSA (Community Sponsored Agriculture) delivers resident’s orders for veggie, fruit, poultry, meat, eggs, herbs, flowers, and fresh baked goods and these orders can be picked up from a private residence in the community.  All items are farm fresh, local and organic.  Animals and offices are also housed at the Nature Center. The Nature Center sponsors a Youth Naturalist Program, organizes bonfires and campouts on site, runs a Rock Collecting Club, offers educational programs on many topics including construction of bluebird houses, landscaping with native plants and so much more.

Out and About

Broadlands and the surrounding area offer an abundance of opportunities for outdoor enjoyment, dining, entertainment, community involvement and learning.  Grab a map of the best trails in Broadlands Park and explore hiking trails, wetlands, waterways and more where you can often bring your four legged friends!  Wineries and breweries are scattered throughout Loudoun County and offer beautiful, natural settings in all seasons, local award winning wines and craft beers to enjoy with friends and family.  The variety of dining options in and around Broadlands is neverending with popular spots like Daybreak Kitchen & Biscuit Company in nearby Sterling and Bar Ahso a cool craft cocktail-centered establishment or Wheatland Spring Farm + Brewery, a newly established brewery on a beautiful two century old farm where the owners are growing their own grain for the own line of beers.  Never a dull moment as a Broadlands resident with endless possibilities to create a life full of surprises, adventure and opportunity to pursue whatever your heart desires.
