Broadlands

Broadlands, another of Leesburg’s 18 census-designated communities, is based on a master plan developed by the award-winning Van Metre Companies. Covering just over three miles or 1,500 acres, Broadlands is home to a population of approximately 13,704 people, according to 2018 US Census Bureau statistics. It’s considered “sparse suburban” based on its location and proximity to the Washington, D.C. metropolitan area. Van Metre’s development of Broadlands began in the 1990s on wetlands, an area where a unique ecosystem exists between land, water, and sun.

The Broadlands community was designed to exhibit a modern flair, encouraging residents to live active lifestyles and be in harmony with nature. Today, Broadlands is certified as a Community Wildlife Habitat by the National Wildlife Federation, a designation bestowed on only 25 properties in the nation.

Broadlands is a mixed-use community of single family homes, townhouses, apartments, schools, and parks, all transversed by Stream Valley Park, part of the countywide trail system. Residents enjoy living close to fantastic schools and immersing themselves in the area’s natural environment. With a focus on family values, education, and the environment, this close-knit community is fast-growing and vibrant!

Broadlands offers one of the three largest concentrations of homes and businesses in eastern Loudoun County. Broadlands developer Van Metre Companies is one of the largest privately owned builders in the Capital Area and has won numerous awards during their 65 years in the business. The Broadlands Associations, which manages the community, was incorporated in 1995 and consists of nine resident members.

Here at Broadlands, Van Metre offers a variety of sizes and types of residence options. These include large, stately single-family homes, attached rowhouses, condos, and townhouses. Many homes back up to beautiful and open green space, and over 85 percent of homes are owner-occupied. Broadlands includes two apartment complexes called Jefferson Arbors Broadlands and Van Metre Broadlands. There’s also Signature at Broadlands, a new condominium community for residents who are 55 and older. This one opened more recently and offers units that start at $360,000.

Broadland residents tend to place a high value on education, especially ensuring that opportunities are available for vocational training, alternative education, and special education. As a result, schools in Broadlands are rated among the best in the state of Virginia.

There are three schools in Broadlands: Hillside Elementary, Mill Run Elementary, and Eagle Ridge Middle School. All students from the elementary and middle schools move on to high school together at Briar Woods High.

Loudoun also has a brand-new high school located between Ashburn and Leesburg called the Academies of Loudoun. Completed in the summer of 2018, it is the largest high school facility in Loudoun County. The campus is situated on 119 acres of wooded area, and the 315,000 square foot building holds the Academy of Science, Academy of Engineering and Technology and Monroe Advanced Technical Academy. The three-story building has over 40 labs ranging from culinary arts to various engineering labs. Students can relax in various light-filled sitting areas, congregating and socializing with their classmates. The school serves around 2,500 students from local high schools who are selected during the fall and winter admission cycles.

Broadlands residents benefit from easy access to the Broadlands Village Center, which features 3,000 square feet of shops, restaurants, medical services, and business offices. Also nearby is the Broadlands Market Place, another beautifully landscaped retail center offering 122,000 square feet of retail space. Here, residents can shop at Harris Teeter or Walgreens, or grab a bite to eat at McDonalds, Saffron Indian Restaurant, Blend Coffee Bar, and more.

Broadlands is located between Dulles International Airport and Leesburg. With just a nine-mile drive to the airport, this community is great for people who travel often for business! Broadlands is also close to Reston, Tysons Corner Mall, and other corporate centers — not to mention it’s just 33 miles from DC. A weekday commuter bus service is available from Broadlands Park & Ride to nearby Metro stations. The new Metro Silver Line also offers stations in Ashburn to ensure a speedy commute.

Among the highlights of the Broadlands community are the numerous projects sponsored by the HOA. These activities help to bring the community together, allowing residents to make new friends! Some of these HOA-sponsored events include a clothing collection for Women Giving Back, a Truck and Chalk Art Show, a sneaker drive for Keep Loudoun Beautiful, and many more.

Residents love the community yard sales, electronics recycling drives, and of course, the Broadlands Live Concert Series, where you can enjoy fantastic music and great food with your neighbors. The HOA also supports fantastic amenities like the three swimming pools, four sets of tennis courts, and 23 tot lots.

The Broadlands Nature Center is a 5,000 square foot, lodge-style building that provides a wide range of environmental projects and learning opportunities for the entire community. From May through October, the Community Sponsored Agriculture (CSA) delivers residents fruit, veggie, and baked good orders that can be picked up from a private residence in the community. All items are farm fresh, local, and organic.

The Nature Center also sponsors a Youth Naturalist Program, which is both fun and educational. The Center also organizes bonfires and campouts on-site, runs a Rock Collecting Club, and offers educational programs on a variety of fascinating topics, including construction of bluebird houses, landscaping with native plants, and so much more.

The area surrounding Broadlands offers an abundance of dining, shopping, and entertainment options — not to mention plenty of beautiful outdoor adventures.

Wineries and breweries are scattered throughout Loudoun County, the perfect place to enjoy local award-winning wines and craft beers with friends and family.

Restaurants near Broadlands are plentiful and enjoyable. Choose from popular spots like Daybreak Kitchen & Biscuit Company, Bar Ahso, a cool craft cocktail-centered establishment, or Wheatland Spring Farm + Brewery, a newly established brewery on a centuries-old farm where the owners grow their own grain for their own line of beers.

The town of Ashburn offers Broadlands residents plenty of options for additional restaurants, breweries, and wineries. But we want to remind the folks in Broadlands that downtown Leesburg is just a mere 15 minutes away and offers another set of options for you! Leesburg has recently undergone a revitalization, and there are now multiple breweries and restaurants for you to explore.
